Are You The Buyer?

Have you found your dream home? Let's make sure that it is not a nightmare!

There is nothing quite like the peace of mind knowing that the house you have bought is structurally sound and the mechanical systems are working as they should.

Your family's safety and happiness is priceless.

Your home purchase will no doubt be the largest single investment in your life. No doubt it will contribute greatly to your retirement. The average person spends more effort and time on the purchase of the family car. Your new home deserves at least as much attention.

A thorough examination of a house is demanding. There are inspectors who complete two and three inspection a day. I complete one.

The home inspection when done in a competent and thorough manner will disclose possible problems that the average homeowner would not recognize.

The inspection process breaks the home down into eight separate categories.

Roofing:
Roof Covering, Condition of Shingles, Flashings, Chimney Height, Vents, Skylights, Ice Damming, Roof Vents, Soffit Vents, Baffles

Exterior:
Brick Work, Siding, Spalling, Weep Holes, Gutters and Downspouts, Lot Grading, Window Wells, Decks, Steps & Porches, Railings, Foundation Walls

Structure:
Beams, Floors, Roof Framing, Trusses, Lintels, Wood Framing, Laminated Beams

Electrical:
Service Cable, Amperage, Voltage, Copper / Aluminum Wiring, Grounding AFCI / GFCI, Fuses / Breakers, Reverse Polarity, Electrical Defects, Bad Wiring

HVAC:
Gas or Oil, Outdated Storage Tanks, Carbon Monoxide Monitoring, Flues, Venting, Probability of HVAC Failure, Ducting

Insulation:
Vermiculite, R Values, Vapour Barriers, Wind Barriers, Ventilation, Moisture Penetration

Plumbing:
Copper, Cast Iron, Probability of Failure, Galvanized, Plastic, Waste Pipes, Vent Pipes, Siphoning, Water Hammer

Interior:
Floor Coverings, Wall & Ceiling Finishes, Doors, Window, Thermal Seals, Cracks, Settling, Hand Rails, Smoke Alarms, CO Alarms

The above are a few of the items that will be inspected. There are many more too numerous to be listed. The inspection will address your concerns and provide you with that necessary peace of mind. The two consultations accompanied by the comprehensive binder of explanations will provide you with answers to your questions.
